Article 1 Lease Term

Article 2 Rent and Payment Method

Article 3 Security Deposit

Article 4 Apartment Use and Management

  1. Party B shall use the apartment only for residential purposes. Subletting, lending, or using it for commercial purposes is strictly prohibited.
  2. Party B shall keep the apartment clean and use furniture, appliances, internet, and other facilities properly.
  3. If Party B has visitors, they must comply with apartment rules and local laws, and must not disturb neighbors.
  4. Party B shall follow the rules of common areas in student dormitories/apartments (kitchen, laundry room, public areas, etc.).

Article 5 Maintenance and Repairs

  1. Normal wear and tear of the apartment and major repairs shall be the responsibility of Party A.
  2. Damages caused by improper use by Party B shall be repaired or compensated at Party B’s expense.

Article 6 Termination of Contract

  1. This contract automatically terminates upon expiration of the lease term. If both parties wish to renew, they shall negotiate at least 7 days in advance.
  2. If Party B wishes to terminate the lease early, written or electronic notice must be given at least 15 days in advance, and a penalty equal to half a month’s rent shall be paid.
  3. If Party A fails to provide qualified living conditions, Party B has the right to terminate the contract early and request a full refund of the deposit and unused rent.

Article 7 Breach of Contract

  1. If Party B delays rent payment, a penalty of 5% of the daily rent per overdue day shall be charged.
  2. If Party A unreasonably refuses to return the deposit, Party A shall compensate Party B with an additional 20% of the deposit amount.

Article 8 Governing Law and Dispute Resolution

  1. This contract is governed by the laws of the lease location.
  2. Any disputes shall first be resolved through friendly negotiation. If unsuccessful, either party may submit the dispute to the local court or arbitration institution.

Article 9 Miscellaneous

  1. This contract shall be valid in both bilingual form (Chinese-English) or electronic signature form.
  2. This contract is made in two copies, one for each party, both of which hold equal legal effect.
