7. Use and Maintenance

  3. Damage caused by improper use by Party B shall be repaired at Party B’s expense.

8. Sublease and Alterations

  1. Party B shall not sublease, lend, swap, or divide the property without Party A’s written consent.
  2. Any changes to the property’s use or structure require Party A’s approval and relevant procedures.

9. Termination and Early Termination

  1. During the lease term, either party needing early termination for special reasons shall notify the other party ____ months in advance in writing.
  2. If Party B terminates early, they shall pay a penalty equal to ____ months’ rent.
  3. If Party A seriously breaches the contract, Party B may terminate the lease and request a refund of the deposit and any unfulfilled rent.

10. Breach of Contract

12. Dispute Resolution

  2. Any disputes shall first be resolved through negotiation; if negotiation fails, disputes may be submitted to the arbitration institution or court at the place of signing.

13. Miscellaneous

  1. Matters not covered in this contract shall be supplemented by a separate Supplementary Agreement, which shall have the same legal effect.
  2. This contract is made in two copies, one for each party, effective upon signing and sealing.
