Article 1 Purpose of the Agreement

Party A agrees to lease the property it legally owns (hereinafter referred to as the “Rental Property”) to Party B. Party B agrees to sublease the Rental Property to Party C. Based on the principles of equality and free will, all three parties hereby enter into this Sublease Agreement.

Article 3 Conditions of Sublease

  1. Party B may sublease the Rental Property to Party C only with Party A’s prior written consent.
  2. The sublease term shall not exceed the remaining term of the original lease agreement.
  3. The sublease agreement shall not conflict with the terms of the original lease. Party B shall ensure Party C complies with the obligations under the original lease.

Article 4 Rent and Payment

  1. Sublease Rent: Party C shall pay Party B rent in the amount of ______ (currency) ______ per month.
  2. Payment Schedule: Rent shall be paid monthly to Party B, on the ____ day of each month.
  3. Payment Method: Party C may pay rent by bank transfer, Alipay, WeChat Pay, or any other method agreed upon by both parties.

Article 5 Security Deposit

Article 6 Delivery of Property

  1. Party B shall ensure that the subleased property meets the conditions required by the lease.
  2. Party B shall deliver the property to Party C before the start of the sublease term, with all facilities in good condition.
  3. Party B and Party C shall jointly inspect and document the property’s condition to avoid disputes upon termination.

Article 7 Use of Property

  1. Party C shall use the property only for the agreed residential purposes and may not alter the structure or intended use without approval.
  2. Party C shall properly use and maintain the property and its facilities to ensure safety and functionality.
  3. Party C shall not further sublease, share, or lend the property to others, nor use it for commercial purposes without the consent of Party B and Party A.

Article 8 Maintenance and Repairs

  1. Routine maintenance and minor repairs shall be the responsibility of Party C, at its own cost.
  2. Major repairs (e.g., plumbing, electrical, structural issues) shall be the responsibility of Party B, unless the damage is caused by Party C’s improper use, in which case Party C shall bear the cost.
  3. Party C shall regularly check utilities and promptly notify Party B of any issues. Party B shall coordinate with Party A for necessary repairs.

Article 9 Inspection of Property

  1. Party A has the right to inspect the property, provided reasonable prior notice is given to both Party B and Party C, and the inspection does not unreasonably disturb occupancy.
  2. Party B shall cooperate with Party A during inspections and ensure the property is maintained in good condition.

Article 10 Termination and Early Cancellation

  1. If Party C wishes to terminate the agreement early, Party C must provide written notice to Party B at least __ months in advance. Party B shall notify Party A and assist with termination procedures.
  2. If Party B fails to provide the property as agreed, Party A has the right to hold Party B liable for breach of contract.
  3. In cases of force majeure (e.g., natural disasters), all parties may mutually agree to terminate the agreement.

Article 11 Liability for Breach of Contract

Article 13 Miscellaneous

  1. All parties shall provide valid contact information to ensure effective communication.
  2. This agreement is made in three counterparts, with each party (A, B, C) holding one copy. All copies have equal legal effect.
  3. Any matters not covered herein may be settled by a separate written supplement signed by all parties.
