Article 4 – Loan Disbursement and Purpose

Article 5 – Mortgage Registration and Rights & Obligations
- Party B agrees to use the above property as collateral and shall register the mortgage with the local property authority.
- During the mortgage period, Party B shall not transfer, lease, or further mortgage the property, nor change its purpose without Party A’s written consent.
- Costs for mortgage registration and related taxes shall be borne by Party B; Party A shall assist with the procedures.
Article 6 – Repayment Method

Article 7 – Early Repayment and Default

- In case of late repayment or violation of mortgage terms, Party A is entitled to:
- Charge overdue penalties;
- Apply for judicial procedures to dispose of the mortgaged property to cover loan principal, interest, and related costs.
- In case of force majeure preventing timely repayment, both parties shall negotiate a revised repayment plan.
Article 8 – Dispute Resolution
- This contract is governed by the laws of the place of signing.
- Any dispute arising during performance shall first be resolved through negotiation; if unsuccessful, the dispute may be submitted to the local arbitration institution or court.
Article 9 – Other Provisions
- Matters not covered by this contract shall be agreed upon in a written supplementary agreement, which has the same legal effect as this contract.
- This contract is made in two copies, each party holding one, and takes effect upon signing and sealing.
- Both parties confirm that electronic signatures or paper signatures are valid.
