Article 1 Purpose of the Agreement

Party A agrees to rent a room in the property it legally owns (hereinafter referred to as the “Rental Property”) to Party B. Party B agrees to lease the room. Both parties, based on equality and free will, enter into this Shared Lease Agreement.

Article 3 Rent and Payment

Article 6 Use of Property

  3. Party B shall not sublease, share, or lend the room to others, nor use the room for commercial purposes without Party A’s consent.
  4. Shared areas (living room, kitchen, bathroom, etc.) shall be used collectively, with Party B keeping them clean and orderly.

Article 7 Rights and Obligations of Other Tenants

  1. Party A shall ensure all other tenants are aware of and agree to the terms of this agreement.
  2. All tenants shall respect house rules, quiet hours, and use of shared spaces.
  3. Party B shall not engage in activities disturbing other tenants, such as loud noise or parties.
  4. In case of disputes among tenants, negotiation should be attempted first; if unresolved, Party A may mediate or legal procedures may be followed.

Article 8 Maintenance and Repairs

  1. Routine maintenance and minor repairs shall be the responsibility of Party B.
  2. Major repairs (e.g., plumbing, electrical, structural issues) shall be the responsibility of Party A.
  3. Party B shall regularly check utilities and notify Party A promptly of any issues.

Article 9 Property Inspection

  1. Party A has the right to inspect the property with prior notice, ensuring the inspection does not disturb Party B’s normal living.
  2. Party B shall cooperate with Party A during inspections and maintain the property in good condition.

Article 10 Termination and Early Cancellation

  1. If Party B wishes to terminate early, written notice must be given __ months in advance, along with liquidated damages equal to __ months’ rent.
  2. If Party A fails to provide the room as agreed, Party B may terminate the lease and request a refund of rent and deposit.
